What should you know before looking at Round Rock, TX homes for sale?
Round Rock is the largest city in Williamson County. The Census Bureau's Vintage 2025 estimates put it at 141,282 residents on July 1, 2025, against 106,907 in Georgetown, 91,132 in Leander, 79,032 in Cedar Park and 13,317 in Liberty Hill. The City of Round Rock says the city lies mainly in Williamson County, with a small area in Travis County along IH 35; the Census counts 1,965 residents in that Travis County part.
The city also runs more of the household basics than many suburbs do. Its new-residents page says the City of Round Rock provides residential water, wastewater, garbage and recycling through its Utility Billing Department, with Atmos Energy for gas and electricity chosen through the state's Power to Choose site.
Round Rock's largest name is Dell Technologies. The City says Dell moved its world headquarters to Round Rock in 1994, that the two have had an economic development agreement since 1993, and that the agreement was extended through 2099 in 2024. The Austin market data page and the market table on this page show how the Round Rock ZIPs compare with the metro.

What is the property tax rate in Round Rock, TX?
A home inside Round Rock city limits and Round Rock ISD pays five taxing units. On the Williamson County Tax Assessor-Collector's 2025 list those are Williamson County at $0.369447 per $100 of taxable value, the county's FM/Road fund at $0.044329, the City of Round Rock at $0.372000, Round Rock ISD at $0.893100 and Austin Community College at $0.103400. Together that is $1.782276 per $100 (computed), before any municipal utility district or public improvement district charge.
That combined rate was the lowest of the four Williamson County cities on this page for 2025, and below the $2.046485 total for a City of Austin and Austin ISD home on the Travis County Tax Office list (both computed). Austin Community College taxes Round Rock ISD addresses because Round Rock ISD is part of the college's taxing district, according to ACC.
The rate is only half of a bill; the other half is the taxable value the Williamson Central Appraisal District sets each year. The Austin property taxes guide explains how rates, exemptions and the 10% homestead cap combine into a bill.
Some Round Rock addresses also pay the Upper Brushy Creek Water Control and Improvement District, a flood-control district, at $0.017 per $100 for 2025. Its notice to purchasers says the district lies wholly or partly within the city limits or extraterritorial jurisdiction of Round Rock and six other cities without saying which parts. The district says to look for it among the taxing units on the WCAD record, and those records list it for every community in the new-construction table on this page.

How are Round Rock property taxes changing for 2026?
Every unit on a Round Rock ISD bill has posted a 2026 figure. Williamson County adopted a total county rate of $0.421547 per $100 on September 1, 2026, which the county says is its no-new-revenue rate, up from $0.413776 for 2025. The City of Round Rock set a maximum proposed rate of 42.3 cents for fiscal 2026-27 with final adoption scheduled for September 10, and the Travis County Tax Office list, updated September 25, 2026, posts the city's 2026 rate as $0.423.
Round Rock ISD's 2026 rate of $0.9484 on the same list is above its voter-approval rate of $0.8884, which is why the district called a voter-approval tax rate election for November 3, 2026, as Community Impact reported. Austin Community College's 2026 rate is $0.103643. Until the school election is decided, budget with the 2025 bill and treat the 2026 figures as the range, not the answer.

Which school districts serve Round Rock homes?
The City of Round Rock's new-residents page says Round Rock ISD serves Round Rock, parts of Williamson and Travis counties, and parts of Cedar Park and Austin. Most Round Rock homes are in Round Rock ISD, but a city limit line and a school district line are drawn separately, so an address near the edge of the city can sit in a neighboring district.
This page does not rate schools. To find the campuses assigned to a specific address, use Round Rock ISD's School Boundaries and Maps page, which links the district's interactive boundary map and its school and bus route locator. Then confirm the school district named on the property's Williamson Central Appraisal District record, since that record decides which school tax the home pays.

Where is new construction in Round Rock, and do new homes pay MUD or PID taxes?
The Census Bureau's Building Permits Survey counts the homes each city authorizes. The City of Round Rock authorized 1,063 single-family homes in 2023, 902 in 2024 and 529 in 2025, and in 2025 it also permitted one building of 316 apartments. Leander authorized more single-family homes than Round Rock in each of those years, and Cedar Park far fewer, as the permit table on this page shows. The community table on this page lists six Round Rock communities where builders were selling in September 2026, with the special districts on each one's Williamson Central Appraisal District record.
Those counts cover permits the city itself issues, so they describe building inside Round Rock's permitting jurisdiction, not every new subdivision with a Round Rock mailing address. When a builder's community is on your list, ask the sales office in writing whether the lots are inside city limits, which school district they are in, and whether the community sits in a municipal utility district or public improvement district. The new construction homes in Austin guide walks through the contract, inspection and warranty steps.
Some do, and the charge can move a bill more than any city rate. The Williamson County Tax Assessor-Collector's 2025 list shows 73 municipal utility districts with rates from $0.18 to $1.00 per $100 of taxable value, with a median of $0.69 (computed). A MUD at the median would add more to a Round Rock bill than the City of Round Rock's own $0.372 rate. Public improvement districts appear on the same list as assessments the district sets.
Texas law requires the seller to tell you before you sign. Texas Water Code §49.452 requires a seller of property in a water district such as a MUD to give the purchaser a written notice before a binding contract is signed, and Texas Property Code §5.014 requires a written notice for property in a public improvement district, whose text warns that an assessment has been levied against the property. Ask for both notices before an offer, and check the district list on the WCAD record.

How do you check a specific Round Rock address before making an offer?
Start with the Williamson Central Appraisal District property search. The record lists every taxing unit on the parcel, the school district, the current appraised value and the exemptions the current owner has, which is the fastest way to see whether a MUD, PID or water district is on the bill. For the few Round Rock streets in Travis County, the Travis Central Appraisal District search does the same job.
Next, open FEMA's Flood Map Service Center, search the address and read the flood zone on the current map. Then run the address through Round Rock ISD's boundary map. Finally, compare the listing's ZIP with the market table on this page, and use the Austin-area homes for sale hub to compare Round Rock with the neighboring cities.

How do your Round Rock property taxes change after you buy?
The appraisal district, not the seller's bill, sets what you will pay. The Williamson Central Appraisal District says that under SB 8, an owner who buys after January 1 and has a Texas ID or driver license showing the property address may qualify for the general residence homestead exemption for the applicable part of that tax year once they own and live in the home. WCAD says the deadline for many exemptions is April 30.
The exemptions vary by unit. On the county's 2025 list, school districts including Round Rock ISD exempt $140,000 of a homestead's value, Williamson County exempts 5% with a $5,000 minimum, and the FM/Road fund exempts $3,000. The seller's bill reflects the seller's own exemptions and value history, so budget from the current market value and current rates instead.

Why have your own agent before touring Round Rock builder models?
Texas Occupations Code §1101.563, in effect since January 1, 2026, requires a license holder working with a buyer to sign a written agreement before showing a home. TREC's summary of the rule says the agreement must state the services, the termination date, whether it grants exclusivity, and the broker's compensation, and must disclose in conspicuous language that broker compensation is not set by law and is fully negotiable.
Builders set their own terms for recognizing a buyer's agent, and the first visit is where they apply. KB Home's published policy says the agent must accompany the client at the first visit and confirm then that a written buyer-broker agreement has been signed. Other builders' rules differ, so ask each sales office for its written policy before you sign in. The builder's sales consultant represents the builder; your own agent reads the contract and negotiates price, upgrades and closing costs for you.
