What sets Pflugerville, TX homes for sale apart from nearby suburbs?
Pflugerville is a larger, steadier suburb than its fast-growing neighbors. The U.S. Census Bureau's Vintage 2025 estimates put Pflugerville at 68,316 residents on July 1, 2025, up 4.3% from 65,486 in July 2020 (computed), while Hutto grew 63.9% and Manor 63.4% over the same five years. Almost all of Pflugerville is in Travis County: 68,121 residents there and 195 in Williamson County.
That Travis County location shapes the tax bill. A Pflugerville homestead pays Travis County and Central Health, the county's hospital district, and both give a 20% homestead exemption, according to the Travis Central Appraisal District's 2026 exemption listing. Homes in Williamson County suburbs such as Round Rock or Hutto pay no hospital district, so compare full bills rather than single rates.

What are the property tax rates in Pflugerville, TX for 2026?
A home inside Pflugerville city limits and Pflugerville ISD pays five taxing units. The Travis County Tax Office's rate list, updated September 25, 2026, posts 2026 adopted rates of $0.386210 per $100 for Travis County, $0.132863 for Travis Central Health, $0.543600 for the City of Pflugerville, $1.106900 for Pflugerville ISD and $0.097040 for Travis County ESD No. 2, the Pflugerville Fire Department. Together that is $2.266613, up from $2.228533 in 2025 (computed).
The tax office posts a unit's rate after the unit adopts it, as Texas Tax Code §26.16 requires. Pflugerville ISD's rate is unchanged from 2025, and the city's rose from $0.535000. TCAD's 2026 listing shows no general homestead exemption from the City of Pflugerville or ESD No. 2, only exemptions for owners 65 or older or disabled. The Austin property taxes guide explains the appraisal, exemption and protest steps that apply across Travis County.
Some addresses also pay the Upper Brushy Creek Water Control and Improvement District, a flood-control district, at $0.017 per $100 for 2025 on the Williamson County list. Its notice to purchasers says the district lies wholly or partly within the city limits or extraterritorial jurisdiction of Pflugerville and six other cities without saying which parts, so it is not in the combined rate above; look for it among the taxing units on the appraisal district record for the address.

How much are property taxes on a $400,000 home in Pflugerville?
Take an example homestead inside Pflugerville city limits and Pflugerville ISD with a $400,000 appraised value, owned by someone under 65. TCAD's 2026 listing gives a 20% exemption at Travis County and Central Health, the state's $140,000 at Pflugerville ISD, and no general homestead exemption at the city or ESD No. 2. That leaves taxable values of $320,000, $320,000, $400,000, $260,000 and $400,000.
At 2026 rates the bill comes to $7,101.53: $1,235.87 to the county, $425.16 to Central Health, $2,174.40 to the city, $2,877.94 to Pflugerville ISD and $388.16 to ESD No. 2 (all computed). Will Pflugerville homeowners pay Austin Community College taxes?
Not today, unless the home is also inside the City of Austin. Austin Community College's annexation page lists the school districts in its taxing district, including Manor ISD and Round Rock ISD, and notes that the City of Austin joined in May 2005 along with portions of Pflugerville ISD inside the city. The rest of Pflugerville ISD is outside the taxing district.
That could change on November 3, 2026, when voters within Pflugerville ISD decide whether to join the Austin Community College District. ACC puts the rate at $0.1034 per $100 and estimates $416 a year, or $34.67 a month, for the average $407,524 home in the area with the regular homestead exemption. ACC says in-district tuition would drop from $286 to $85 per credit hour. Buyers closing after the election should budget for the result.

Which school districts serve Pflugerville, TX?
The tax table on this page uses Pflugerville ISD. The district's 2024-25 improvement plan describes it as about 95 square miles in northeast Travis County including all or part of six municipalities: Pflugerville, Austin, Coupland, Hutto, Manor and Round Rock. City limits and school lines are drawn separately, so an address with a Pflugerville ZIP or inside city limits can still be in another district.
Check the school district on the parcel's TCAD record, then the campus on Pflugerville ISD's Find My School map. If TCAD shows Round Rock ISD or Manor ISD instead, the Travis County list gives their 2026 rates as $0.948400 and $1.075500, and both are inside the ACC taxing district, which adds ACC's $0.103643. This page does not rate or rank schools; use the districts' own sites and Texas Education Agency reports.

How do new construction and MUDs affect a Pflugerville purchase?
New subdivisions in the Pflugerville area can sit in a municipal utility district or public improvement district, and either adds its own charge to the five base rates. The Travis County Tax Office list posts each MUD's rate by year, and the new construction homes in Austin guide summarizes the 2025 range across Travis County MUDs. The TCEQ Water Utility Database lists each water district's name and status. The community table above matches five Pflugerville subdivisions to their builders and districts using the city's own MUD and subdivision maps.
Texas requires the seller to give a notice to purchaser for a MUD under Water Code §49.452 and a PID notice under Property Code §5.014 before the contract is signed, stating the current rate or assessment. Add that figure to the $2.266613 base before comparing a new Pflugerville home with a resale in an older part of the city that has no district.

Why have your own agent before visiting Pflugerville model homes?
The sales consultant in a Pflugerville model home works for the builder. Since January 1, 2026, Texas Occupations Code §1101.563 has required a license holder working with a buyer to sign a written agreement before showing any home, and TREC says the agreement must state in conspicuous language that broker compensation is not set by law and is fully negotiable.
Builders set their own rules for recognizing a buyer's agent. KB Home's published policy, for example, requires the agent to accompany the client at the first visit, register the client then, and show a signed buyer agreement that predates the purchase contract. Ask each builder for its written policy before you tour, and sign your own buyer agreement first.

How do you check a specific Pflugerville address before making an offer?
Start with the Travis Central Appraisal District's property search, which lists every taxing unit on the parcel, its value and its exemptions. That shows whether the home is inside Pflugerville city limits, which school district and ESD tax it, and whether a MUD or PID is on the bill. The Travis County Tax Office account search shows past bills.
Next, look up the address on FEMA's Flood Map Service Center for the effective flood zone, and confirm the campus on Pflugerville ISD's Find My School map.
