Why are buyers looking at Manor, TX homes for sale?
Manor has grown quickly from a small base. The U.S. Census Bureau's Vintage 2025 estimates put Manor at 23,070 residents on July 1, 2025, up from 21,653 a year earlier and 14,122 in July 2020, a 63.4% increase over five years (computed). Over the same period Pflugerville grew 4.3% and the City of Austin 4.2%.
For a buyer, the practical questions are which taxes apply to a given street, whether a subdivision carries a public improvement district or a MUD, and which school zone serves it. Manor's ZIP code, 78653, covers nearly all of the city in the Census Bureau's ZIP tabulation area, but it also takes in a large area outside city limits, so a Manor address alone does not settle any of those questions.

What are the property tax rates in Manor, TX for 2026?
A home inside Manor city limits and Manor ISD pays six taxing units. The Travis County Tax Office's rate list, updated September 25, 2026, posts 2026 adopted rates of $0.386210 per $100 for Travis County, $0.132863 for Travis Central Health, $0.847548 for the City of Manor, $1.075500 for Manor ISD, $0.103643 for Austin Community College and $0.100000 for Travis County ESD No. 12, the Manor-area fire district. Together that is $2.645764, up from $2.632368 in 2025 (computed).
The city and school rates fell slightly for 2026 while the county and Central Health rose. The City of Manor posts its fiscal 2026-27 adopted tax rate ordinance on its budget page. Austin Community College's taxing district has included Manor ISD since November 1998, according to ACC, which is why Manor homes pay ACC and Pflugerville ISD homes outside Austin do not.

How much are property taxes on a $400,000 home in Manor?
Take an example homestead inside Manor city limits and Manor ISD with a $400,000 appraised value, owned by someone under 65. TCAD's 2026 exemption listing gives a 20% exemption at Travis County and Central Health, the state's $140,000 at Manor ISD, and 1% with a $5,000 minimum at Austin Community College, which here is $5,000. It shows no general homestead exemption from the City of Manor or ESD No. 12.
At 2026 rates the bill comes to $8,656.91: $1,235.87 to the county, $425.16 to Central Health, $3,390.19 to the city, $2,796.30 to Manor ISD, $409.39 to ACC and $400.00 to ESD No. 12 (all computed). That is about 2.16% of the $400,000 value, $41.67 more than at 2025 rates. The City of Manor line is the largest single piece of the bill, larger than the school district's.

Where is new construction in Manor, and what do PIDs and MUDs add?
Some newer Manor subdivisions are financed through a public improvement district, which charges an assessment on top of the six base rates. TCAD's 2026 exemption listing includes several Manor Heights PID entries for separate improvement areas. A PID assessment is set by the district for each lot, so it does not appear as a single rate on the county list. The community table above lists builders and districts for five Manor communities, with the per-lot PID installment where the City of Manor has published it.
Texas requires the seller to give a PID notice under Property Code §5.014 and, for a municipal utility district, a notice to purchaser under Water Code §49.452 before the contract is signed. Homes outside city limits may be in a MUD instead, and the Travis County Tax Office list posts each MUD's rate by year. The new construction homes in Austin guide covers these districts and the notices in more detail.

Which school district serves Manor, TX?
The tax table on this page uses Manor ISD. City limits, ZIP codes and school district lines are drawn separately, so confirm the district that taxes a parcel on its TCAD record, then the campus on Manor ISD's attendance-zone page. If the TCAD record shows a different school district, use that district's rate from the Travis County Tax Office list in place of Manor ISD's $1.075500, and check whether ACC still applies.
This page does not rate or rank schools. To compare campuses, go to the district's own site and the Texas Education Agency's published reports. In a fast-growing district, attendance zones can change as new campuses open, so ask Manor ISD whether any boundary review is under way for the street you are considering.

Why have your own agent before visiting Manor model homes?
The sales consultant in a Manor model home works for the builder. Since January 1, 2026, Texas Occupations Code §1101.563 has required a license holder working with a buyer to sign a written agreement before showing any home, and TREC says the agreement must state in conspicuous language that broker compensation is not set by law and is fully negotiable.
Builders set their own rules for recognizing a buyer's agent. KB Home's published policy, for example, requires the agent to accompany the client at the first visit, register the client then, and show a signed buyer agreement that predates the purchase contract. Ask each builder for its written policy before you tour, and sign your own buyer agreement first.

How do you check a specific Manor address before making an offer?
Start with the Travis Central Appraisal District's property search, which lists every taxing unit on the parcel, its value and its exemptions. That shows whether the home is inside Manor city limits, which school district and ESD tax it, and whether a PID or MUD is on the bill. The TCEQ Water Utility Database lists each water district's name and status, and the Travis County Tax Office account search shows past bills.
Next, look up the address on FEMA's Flood Map Service Center for the effective flood zone, and confirm the campus on Manor ISD's attendance-zone page. For prices, the market table on this page shows current figures for ZIP 78653, and the Austin market data page shows the metro trend behind them. The Austin property taxes guide covers exemptions, protests and due dates in Travis County.
