What should you know before looking at homes for sale in Buda, TX?
The first question on any Buda listing is whether the home is inside the City of Buda. The Census Bureau's 2020 ZIP-to-place file puts all of Buda's land in ZIP 78610, but the city covers only about 9.6% of that ZIP's land (computed). A 78610 address can be in the city, in Buda's extraterritorial jurisdiction, in another city's ETJ, or in a municipal utility district, and each one changes the tax bill and who provides services.
The City of Buda itself has grown modestly compared with its neighbors. The Census Bureau's Vintage 2025 estimates put Buda at 16,166 residents on July 1, 2025, against an April 2020 estimates base of 15,130, about 6.8% growth (computed). The Buda Fire Department names Hays County ESD No. 2 and ESD No. 8 as its districts and says it serves the City of Buda and surrounding areas; the county list shows ESD #8 at $0.10 and Northeast Hays County ESD #2 at $0.069024. How much do homestead exemptions lower a Buda tax bill?
Each unit applies its own exemption. On the Hays County 2025 list, Hays CISD subtracts the state's $140,000 school homestead exemption, the City of Buda, Hays County and Austin Community College each exempt 1% of value or $5,000, whichever is greater, and the county's Special Road levy exempts $3,000. The ESDs list no homestead exemption.
Owners 65 or older get more: $35,000 from the City of Buda, $45,000 from Hays County, $75,000 from Austin Community College and the state's additional $60,000 at Hays CISD, per the same list. Because the city's own exemption is small, most of a Buda homeowner's savings comes from the school district line. Is Sunfield in Buda, and what do MUDs add?
No. The City of Buda's subdivision list, revised April 1, 2025, places Sunfield in its out-of-city-limits column, along with Cimarron Park, Meadows at Buda, Shadow Creek in Kyle's ETJ and Ruby Ranch in Dripping Springs' ETJ. On June 4, 2024, the Buda City Council voted to release 695.648 acres of undeveloped Sunfield land from the city's extraterritorial jurisdiction. The community table on this page lists builders and special districts for Sunfield, Persimmon and two other new-home communities with Buda addresses.
Sunfield homes pay a municipal utility district tax instead of a city tax. The Hays County 2025 list shows Sunfield MUD #1 at $0.87 per $100, and Sunfield MUD #3 and #4 at $0.90 each, which is more than double the City of Buda's $0.3576. The same list includes Buda MUD #1 at $0.75 and South Buda WCID #1 at $0.6159. Texas Water Code §49.452 requires the seller to give a written MUD notice with the district's rate before a binding contract.

Which school district serves Buda, and how do you check an address?
Hays CISD is the school district in the City of Buda's overlapping-debt schedule, and its 2025 rate of $1.1546 per $100 is the largest line on a Buda bill. Hays CISD is also in the Austin Community College taxing district, which Austin Community College lists on its district and service area page; that is why ACC's rate appears on Buda bills.
Addresses under a Buda mailing address outside city limits can fall in a different district, so do not assume the district from the ZIP. Hays CISD posts its attendance zones on its When and Where page. Check the zone for the exact street address, and confirm it again before your option period ends if the district has boundary planning under way.

Why have your own agent before you visit a Buda-area builder model?
The builder's sales consultant represents the builder. Since January 1, 2026, a Texas license holder must sign a written agreement with a buyer before showing a home, and the agreement must state in conspicuous language that broker compensation is not set by law and is fully negotiable, according to the Texas Real Estate Commission. Builders set their own rules for recognizing a buyer's agent, usually tied to the first visit.
