Some Cedar Park addresses also pay the Upper Brushy Creek Water Control and Improvement District, a flood-control district, at $0.017 per $100 for 2025. Its notice to purchasers says the district lies wholly or partly within the city limits or extraterritorial jurisdiction of Cedar Park and six other cities without saying which parts. How are Cedar Park property taxes changing for 2026?
Every unit on a Cedar Park bill has posted a 2026 figure. Williamson County adopted a total county rate of $0.421547 per $100 on September 1, 2026, its no-new-revenue rate, up from $0.413776 for 2025. The Travis County Tax Office list, updated September 25, 2026, posts the City of Cedar Park's 2026 rate as $0.37793, up from $0.36, and Austin Community College's as $0.103643.
Leander ISD adopted $1.1169 per $100 for 2026, above its $1.0869 voter-approval rate, so the district called a voter-approval tax rate election for November 3, 2026. The district says the rate stays at $1.0869 if voters reject it, and that on its 2026 average taxable value of $460,292 the district bill would be about $5,141 a year if the election passes. Which school districts serve Cedar Park homes?
The City of Cedar Park places the city in Leander ISD, and the City of Round Rock says Round Rock ISD serves parts of Cedar Park as well. Which one taxes and serves a given house depends on the district line, not the city limit, so two Cedar Park addresses a few streets apart can be in different districts.
This page does not rate schools. Use Leander ISD's Attendance Zones page, which has an address look-up for assigned campuses, or Round Rock ISD's School Boundaries and Maps page for addresses on that side of the line. Then confirm the school district named on the property's appraisal district record, since that record decides which school tax the home pays.

Is any of Cedar Park in Travis County?
Yes. The Census Bureau's Vintage 2025 estimates count 6,705 Cedar Park residents in Travis County and 72,327 in Williamson County. A home in the Travis County part is valued by the Travis Central Appraisal District and pays Travis County and Travis Central Health in place of the two Williamson County lines.
For 2025 those two Travis County units were $0.375845 and $0.118023 per $100 on the Travis County Tax Office list. With the City of Cedar Park, Leander ISD and Austin Community College, a Travis County-side home in Leander ISD would total $2.044168 per $100 (computed), higher than the Williamson County side. Check the county on the listing's appraisal record before you compare two Cedar Park homes on payment.

Are there new construction homes in Cedar Park?
Very few inside city limits. The Census Bureau's Building Permits Survey shows 20 single-family homes authorized by the City of Cedar Park from 2023 through 2025 (computed), against 3,842 in Leander over the same three years (computed). A buyer who wants a new build near Cedar Park will find far more permit activity in Leander and Liberty Hill, as the permit table on this page shows. The exceptions are small: the community table on this page lists three, two Toll Brothers neighborhoods and Brohn Homes' Cross Creek condominiums, each inside city limits on its WCAD record.
If a new or recent home is in a municipal utility district or public improvement district, that charge sits on top of the city's rate. The Williamson County Tax Assessor-Collector's 2025 list shows 73 MUDs with rates from $0.18 to $1.00 per $100, a median of $0.69 (computed). Texas Water Code §49.452 requires a seller in a water district to give a written notice before a binding contract, and Property Code §5.014 requires one for a PID. The new construction homes in Austin guide covers both.

How do you check a specific Cedar Park address before making an offer?
Start with the appraisal district: the Williamson Central Appraisal District property search for most of the city, or the Travis Central Appraisal District search for the Travis County part. The record lists every taxing unit on the parcel, the school district and the current owner's exemptions, which shows at a glance whether a MUD or PID is on the bill.
Next, search the address in FEMA's Flood Map Service Center and read the flood zone on the current map. Run it through the school district's address look-up. Then compare the listing's ZIP with the market table on this page; ZIP 78613 covers about 92.5% of Cedar Park's land area in the Census Bureau's 2020 relationship file. The Austin-area homes for sale hub lines Cedar Park up against the neighboring cities.

How do your taxes change after you buy, and why have your own agent first?
The Williamson Central Appraisal District says that under SB 8, an owner who buys after January 1 and has a Texas ID or driver license showing the property address may qualify for the general residence homestead exemption for the applicable part of that tax year once they own and live in the home. WCAD lists April 30 as the deadline for many exemptions. The seller's bill reflects the seller's own exemptions and value history, so budget from the current market value and current rates.
If you tour new homes in nearby cities, line up representation first. Texas Occupations Code §1101.563 requires a written buyer agreement before a license holder shows any home, and TREC says it must disclose that broker compensation is not set by law and is fully negotiable. KB Home's published policy requires the agent to accompany the client at the first visit.
