What should you know before looking at Liberty Hill, TX homes for sale?
Liberty Hill is a small city that has grown several times over. The Census Bureau's Vintage 2025 estimates put Liberty Hill at 13,317 residents on July 1, 2025, against an April 2020 base of 3,536, a 276.6% increase (computed). Leander grew 53.8% and Round Rock 18.2% over the same period (computed). The whole city is in Williamson County.
The bigger fact for a buyer is the city limit. In the Census Bureau's 2020 relationship file, ZIP 78642 holds about 91.6% of Liberty Hill's land, but the city covers only about 3.8% of that ZIP's land area (computed). Most homes with a Liberty Hill mailing address are therefore outside the city, where the city's tax does not apply and a municipal utility district may. The market table on this page reports ZIP 78642 as a whole, city and county land together.

What is the property tax rate in Liberty Hill, TX?
A home inside Liberty Hill city limits and Liberty Hill ISD pays five taxing units. On the Williamson County Tax Assessor-Collector's 2025 list those are Williamson County at $0.369447 per $100 of taxable value, the county's FM/Road fund at $0.044329, the City of Liberty Hill at $0.469407, Liberty Hill ISD at $1.238900 and Williamson County ESD No. 4 at $0.074495: $2.196578 per $100 in total (computed).
The ESD line is there because the city does not run its own fire department. The City of Liberty Hill says fire protection in the Liberty Hill area comes from Williamson County Emergency Services District No. 4. There is no Austin Community College line: ACC lists Liberty Hill ISD in its service area but not its taxing district.
That combined rate was the highest of the four Williamson County cities on this page for 2025 and above the $2.046485 for a City of Austin and Austin ISD home (both computed). On the county's list the City of Liberty Hill grants a 1% homestead exemption with a $5,000 minimum, and school districts exempt $140,000. The Austin property taxes guide shows how exemptions and value become a bill.

The City of Liberty Hill's 2026 notice proposes $0.494268 per $100, up from $0.469407, against a no-new-revenue rate of $0.483134 and a voter-approval rate of $0.499483, with a public hearing on September 9, 2026.
Liberty Hill ISD and ESD No. 4 set their own 2026 rates. Check the Williamson County Tax Assessor-Collector's rate list for their adopted figures, and the appraisal record for the address to see which units apply. Until the 2026 bills go out in the fall, budget from the 2025 rates and treat the 2026 figures as the direction of travel.

Where is new construction around Liberty Hill, and what do MUDs and PIDs add?
Inside city limits, the Census Bureau's Building Permits Survey shows the City of Liberty Hill authorized 285 single-family homes in 2023, 383 in 2024 and 107 in 2025. Those counts cover homes the city permits; subdivisions outside the city with a Liberty Hill address are not in them. The City names three public improvement districts, Butler Farms, Liberty Parke and Summerlyn West, whose assessments pay for improvements such as roads, parks or landscaping and end once the bonds are repaid.
Outside the city, municipal utility districts carry much of the cost of new neighborhoods. The county's 2025 list shows 73 MUDs from $0.18 to $1.00 per $100, a median of $0.69 (computed), including districts named Williamson/Liberty Hill at $0.95 and the Williamson County MUD No. 19 family. Our Santa Rita Ranch guide works through the full taxing-unit list for one master-planned community with a Liberty Hill address. The community table on this page lists four communities with builders selling in September 2026, Santa Rita Ranch among them, and the MUD or PID each sits in.
Texas Water Code §49.452 requires a seller in a MUD to give the buyer a written notice before a binding contract, and Property Code §5.014 requires a PID notice whose text warns that an assessment has been levied against the property. The new construction homes in Austin guide covers both.

Which school district serves Liberty Hill homes?
Liberty Hill ISD serves the City of Liberty Hill. School district lines and city limits are drawn separately, so a home with a Liberty Hill address outside the city can be in Liberty Hill ISD or in a neighboring district, depending on where it sits.
This page does not rate schools. To find the campuses assigned to a specific address, use Liberty Hill ISD's Find Your Campus page. Then confirm the school district named on the property's Williamson Central Appraisal District record, which decides the school tax, and ask the district directly about new campuses if a neighborhood is still building out.

How do you check a specific Liberty Hill address before making an offer?
Start with the Williamson Central Appraisal District property search. The record lists every taxing unit on the parcel: whether the City of Liberty Hill appears (inside city limits) or not, whether a MUD or PID is on the bill, the school district, and the current owner's exemptions. That single check answers the city-limit question that a 78642 mailing address cannot.
Next, search the address in FEMA's Flood Map Service Center and read the flood zone. Run the address through Liberty Hill ISD's Find Your Campus page, and ask the seller or builder for the MUD and PID notices before an offer. The Austin-area homes for sale hub compares Liberty Hill with Leander, Georgetown and the other cities around it.

How do your taxes change after you buy in Liberty Hill?
The Williamson Central Appraisal District says that under SB 8, an owner who buys after January 1 and has a Texas ID or driver license showing the property address may qualify for the general residence homestead exemption for the applicable part of that tax year once they own and live in the home. WCAD lists April 30 as the deadline for many exemptions.
The seller's bill reflects the seller's own exemptions and value history, and a new home's earlier bills may not reflect the finished house. Budget from the full market value and the current rates for every unit on the appraisal record, including any MUD, rather than from the last bill.

Why have your own agent before touring Liberty Hill builder models?
Texas Occupations Code §1101.563, in effect since January 1, 2026, requires a license holder working with a buyer to sign a written agreement before showing any home. TREC's summary says the agreement must state the services, the termination date, whether it grants exclusivity, and the broker's compensation, and must disclose in conspicuous language that broker compensation is not set by law and is fully negotiable.
Builders set their own terms for recognizing a buyer's agent, and the first visit is where they apply. KB Home's published policy says the agent must accompany the client at the first visit and confirm then that a written buyer-broker agreement has been signed. Other builders' policies differ, so ask each sales office for its written policy before you sign in. The builder's sales consultant represents the builder.
