The Williamson County Tax Assessor-Collector's 2025 Tax Rates and Exemptions list shows $0.369447 per $100 for Williamson County, $0.044329 for the county's FM/Rd fund, $0.385928 for the City of Hutto, $1.205200 for Hutto ISD and $0.100000 for Williamson County ESD No. 3. Together that is $2.104904 per $100 of taxable value (computed). The City of Hutto's tax page states the same $0.385928 as its rate for fiscal year 2026.
Those are the latest adopted rates the county has published as a full list; for the 2026 tax year its rate page so far posts each unit's calculation worksheet, which comes before adoption. The 2025 list shows no general homestead exemption from the City of Hutto, which is why the city line in the example below is taxed on full value. Some addresses also pay the Upper Brushy Creek Water Control and Improvement District, a flood-control district, at $0.017 per $100 for 2025 on the Williamson County list. Its notice to purchasers says the district lies wholly or partly within the city limits or extraterritorial jurisdiction of Hutto and six other cities without saying which parts, so it is not in the combined rate above; look for it among the taxing units on the appraisal district record for the address.

The 2025 list shows a 5% homestead exemption with a $5,000 minimum at Williamson County, $3,000 on the FM/Rd levy and the state's $140,000 at Hutto ISD. The City of Hutto and ESD No. 3 list no general homestead exemption, so they tax the full $400,000.
At 2025 rates the bill comes to $6,657.12: $1,403.90 to the county, $175.99 to FM/Rd, $1,543.71 to the city, $3,133.52 to Hutto ISD and $400.00 to ESD No. 3 (all computed). That is about 1.66% of the $400,000 value. A real bill uses the WCAD value for the parcel and adds any MUD or PID the parcel sits in.

Why does a Hutto tax bill include an emergency services district?
Hutto's fire department is not a city department. The City of Hutto's fire FAQ says Williamson County ESD No. 3, known as Hutto Fire Rescue, has served the community since 2000, and Hutto Fire Rescue describes itself as the fire department for the City of Hutto. The ESD levies its own property tax, $0.100000 per $100 in 2025, which Hutto Fire Rescue says is the maximum Texas allows an ESD.
That may change in parts of the city. The City of Hutto's FAQ describes a plan to build a city fire station in the Megasite and seek removal of that area from ESD No. 3, and it states that once an area is fully removed from ESD territory, the ESD's property tax on that area goes away. The FAQ gives no completion date, so budget with the ESD line and check the WCAD record for the parcel.

Which school district serves Hutto, TX?

Where is new construction in Hutto, and do MUDs and PIDs add to the bill?
Special districts add their own line to many Williamson County tax bills. The county tax office's 2025 list includes 73 municipal utility districts with rates from $0.18 to $1.00 per $100, a median of $0.69 (computed), and 17 public improvement districts, among them Hutto CO-OP PID, whose assessment is set by the district rather than shown as a rate. The list also includes water control districts, such as Lower Brushy Creek WC&ID at $0.016949, that cover only some parcels. Texas requires the seller to give a notice to purchaser for a MUD under Water Code §49.452 and a PID notice under Property Code §5.014 before the contract is signed. Add those figures to the $2.104904 base before comparing a Hutto home with one in Round Rock or Pflugerville. Why have your own agent before visiting Hutto model homes?
The sales consultant in a Hutto model home works for the builder. Since January 1, 2026, Texas Occupations Code §1101.563 has required a license holder working with a buyer to sign a written agreement before showing any home, and TREC says the agreement must state in conspicuous language that broker compensation is not set by law and is fully negotiable.
Builders set their own rules for recognizing a buyer's agent. KB Home's published policy, for example, requires the agent to accompany the client at the first visit, register the client then, and show a signed buyer agreement that predates the purchase contract. Ask each builder for its written policy before you tour, and sign your own buyer agreement first.
