Why are so many buyers looking at Georgetown, TX homes for sale?
Georgetown has added people faster than almost any city its size. The U.S. Census Bureau's May 2023 release named Georgetown the fastest-growing city by percent change in 2022 among all U.S. cities and towns with at least 50,000 people, at 14.4%. The Bureau's Vintage 2025 estimates put the city at 106,907 residents on July 1, 2025, compared with 68,725 five years earlier, a gain of 38,182 people (computed).
Georgetown is also the home of Southwestern University, which the City of Georgetown lists among its education assets. A home inside Georgetown city limits pays four taxing units: Williamson County, the county's FM/Rd (farm-to-market and road) fund, the City of Georgetown and a school district; the table uses Georgetown ISD. The Williamson County Tax Assessor-Collector's 2025 Tax Rates and Exemptions list shows $0.369447 per $100 for the county, $0.044329 for FM/Rd, $0.353000 for the city and $1.050600 for Georgetown ISD. Together that is $1.817376 per $100 of taxable value (computed).
Those are the latest adopted rates the county has published as a full list. For the 2026 tax year, the tax office's rate page so far posts each unit's rate calculation worksheet, which comes before adoption; the Texas deadline to adopt is late September, so check the list again in October. Some addresses also pay the Upper Brushy Creek Water Control and Improvement District, a flood-control district, at $0.017 per $100 for 2025 on the Williamson County list. Its notice to purchasers says the district lies wholly or partly within the city limits or extraterritorial jurisdiction of Georgetown and six other cities without saying which parts, so it is not in the combined rate above; look for it among the taxing units on the appraisal district record for the address.

How much are property taxes on a $400,000 home in Georgetown?
Take an example homestead inside Georgetown city limits and Georgetown ISD with a $400,000 appraised value, owned by someone under 65. The 2025 list shows a 5% homestead exemption with a $5,000 minimum at Williamson County and the City of Georgetown, a $3,000 exemption on the FM/Rd levy, and the state's $140,000 school exemption at Georgetown ISD. That leaves taxable values of $380,000, $397,000, $380,000 and $260,000.

Where is new construction around Georgetown, and do MUDs and PIDs add to the bill?
Special districts add their own line to many Williamson County tax bills. The Williamson County tax office's 2025 list includes 73 municipal utility districts with rates from $0.18 to $1.00 per $100, a median of $0.69 (computed), and 17 public improvement districts. One of them, Georgetown Village PID, levies $0.12 per $100; most PIDs, including Cimarron Hills PID, are assessments the district sets rather than a rate on the list. The community table above names the builders and districts in four Georgetown master-planned communities.
Texas requires the seller to give a notice to purchaser for a MUD under Water Code §49.452 and a PID notice under Property Code §5.014 before the contract is signed, and both notices state the current rate or assessment. Also check whether the subdivision is inside city limits. The City of Georgetown notes that release from its extraterritorial jurisdiction does not remove property from an emergency services district. Williamson County ESD No. 8, which served more than 28,000 residents outside the city limits in 2023, levied $0.091200 in 2025, and ETJ homes do not pay the city rate.

Why have your own agent before visiting Georgetown model homes?
The sales consultant in a Georgetown model home works for the builder. Since January 1, 2026, Texas Occupations Code §1101.563 has required a license holder working with a buyer to sign a written agreement before showing any home, and TREC says that agreement must state in conspicuous language that broker compensation is not set by law and is fully negotiable.
Builders set their own rules for recognizing a buyer's agent, and the first visit is where those rules apply. KB Home's published policy, for example, requires the agent to accompany the client at the first visit, register the client then, and show a signed buyer agreement that predates the purchase contract.
