Common questions
How is Texas property tax calculated?
Each taxing unit (city, county, school district, and any college, hospital, MUD or PID district) adopts a rate per $100 of taxable value. The appraisal district sets the value, exemptions reduce it, and the bill is the sum of value divided by 100 times each rate.
How much does the homestead exemption save on school taxes?
Texas Tax Code §11.13(b) exempts $140,000 of a homestead’s value from school district taxes, and §11.13(c) adds $60,000 for owners 65 or older or disabled. At a school rate near $1 per $100, $140,000 is roughly $1,400 a year.
Why is my bill different from this estimate?
The estimate uses the rates adopted for the tax year shown and only the state-mandated school exemptions. Local optional exemptions, the 10% homestead cap on appraised value, a MUD or PID, or an address in a different school district all change the real bill.
Where do I find the MUD or PID rate for a house?
Look up the property on the county appraisal district site; the record lists every taxing unit. Sellers of property in a MUD must give a statutory notice to purchasers, and PID notices are required too.
