Austin is not immune to what is happening across the rest of the country, and August's housing data reflects some of the same affordability and interest rate pressures we're seeing nationwide.
HOW TO READ THIS
Three things these numbers do not tell you.
- They are not a price for your street.
- A metro median covers Georgetown, Kyle and Dripping Springs alongside Austin. The city figure is closer, and still not a neighborhood figure — the six guides show how far apart parts of Austin sit. Compare the neighborhoods.
- There is no days-on-market figure here.
- The Unlock MLS release does not publish one, in either geography. It reports average close-to-list price instead. If you see a days-on-market number credited to this report elsewhere, it did not come from it.
- A month is not a trend.
- Pending sales rose across the metro while closed sales fell, which are the same market seen at two different moments. One month establishes neither a direction nor a negotiating position for a specific home.
