Easton Park Austin: taxes, Pilot Knob MUDs, HOA fees, schools and builders
Easton Park is a 2,700-acre master-planned community in southeast Austin, developed by Brookfield Residential at William Cannon Drive and McKinney Falls Parkway and planned for 12,000 homes. Its lots sit inside the City of Austin's limited-purpose limits, so they pay no City of Austin property tax, and in one of five Pilot Knob municipal utility districts. That puts the combined 2025 rate at $2.571968 to $2.696168 per $100 of taxable value, computed from the Travis County Tax Office's adopted rates. This guide lays out every taxing unit, the MUD notice, the $75 master HOA fee, Del Valle ISD, the eight builders and what to do before the first model-home visit.

Where is Easton Park, and who develops it?
Easton Park is a master-planned community in southeast Austin at the corner of William Cannon Drive and McKinney Falls Parkway, in Travis County. The developer, Brookfield Residential Properties, describes it on its home page as a 2,700-acre community "just 12 miles from downtown" with 12,000 homes when complete, 350 acres of planned parks and green space and 13.1 miles of planned trails. Its information center is The Union, 7604 Solari Dr, Austin, TX 78744.
The developer's commercial page says the first residents moved into Bryant Park in early 2017, that more than 2,500 homes have been completed, and that homes range from $300,000 to $1,000,000+, with a Q4 2024 average of about $500,000. Its neighborhood list on September 28, 2026 showed Prospect, Balboa, Pilot, Discovery and Union Village selling, Paley Park coming soon, and Skyline Park, Knob Hill and Bryant Park sold out.
The developer's own pages give more than one acreage, so this guide uses the 2,700 on its home page.

Is Easton Park in Austin city limits?
Easton Park is inside the City of Austin's limited-purpose limits, not its extraterritorial jurisdiction. The City's jurisdictions map returns "AUSTIN LTD, LIMITED PURPOSE PLANNING ZONING" for Easton Park parcels in Pilot Knob MUD Nos. 1, 2, 3 and 5, and Pilot Knob MUD No. 3's notice to purchaser says the district "is located in whole or in part within the limited purpose corporate limits of the City of Austin." The developer's FAQ still describes the community as in Austin's ETJ; the City's map and the district's notice are the records to rely on.
Limited purpose means the City applies its planning and zoning rules but does not levy its property tax: the Travis Central Appraisal District record for an Easton Park lot lists no City of Austin line. On a $400,000 taxable value, the City's $0.524017 rate for 2025 would have added $2,096, a figure we computed.
The strategic partnership agreement for MUD No. 3 in the City's records lets the City convert the land to full-purpose annexation "on or after December 31, 2037, at the City's sole discretion"; another clause in the same copy says "in no event sooner than December 31, 2047." After conversion, each MUD becomes a limited district. Read the recorded agreement, Travis County Document No. 2012100039, before counting on either date.

What is the property tax rate in Easton Park?
The combined 2025 property tax rate in Easton Park is $2.571968 to $2.696168 per $100 of taxable value, depending on the Pilot Knob MUD, computed from the Travis County Tax Office's adopted rates. A lot in MUD No. 2 carries seven units on its TCAD record: Travis County $0.375845, Travis Central Health $0.118023, Austin Community College $0.1034, Del Valle ISD $0.9489, ESD No. 11 $0.10, ESD No. 15 $0.10 and MUD No. 2 $0.8258. That is $2,572 a year per $100,000 of taxable value before exemptions.
The developer's FAQ quotes a range of 2.576414% to 2.700614% using older county, school and college rates, and Taylor Morrison's February 2026 sheet lists $2.572068. Use the county list and the parcel record for a budget.
A homestead exemption lowers the bill. TCAD's 2026 listing shows a $140,000 exemption for Del Valle ISD, 20% for Travis County and Central Health and 1% for ACC; the MUDs and ESDs grant none. On a $500,000 homestead in MUD No. 2, that takes the 2025 bill from $12,860 to about $11,032 in our worked example. The Austin property taxes guide explains the 10% homestead cap.
The 2026 rates are still being posted. The county's list saved September 25, 2026 shows Travis County at $0.38621, Central Health at $0.132863, MUD No. 2 at $0.86 and MUD No. 3 at $0.95. Del Valle ISD lists $1.0328 for 2026-27, pending a successful voter-approval tax rate election, Proposition A, on November 3, 2026.

Which Pilot Knob MUD is your lot in, and what does the notice say?
Easton Park spans five Pilot Knob municipal utility districts, Nos. 1 through 5, each listed as an active district created by the Legislature in the TCEQ Water Utility Database. Their 2025 rates were $0.95 in MUD Nos. 1, 4 and 5, $0.8752 in No. 3 and $0.8258 in No. 2. The district number for a lot is printed on its Travis Central Appraisal District record, so look it up before comparing two homes a few streets apart.
Texas Water Code §49.452 requires the seller to give a written notice to purchaser before the contract. MUD No. 3's notice, signed May 19, 2023, shows what one contains: a tax rate of $0.8752 per $100, $149,951,130 in bonds approved by voters, and $51,270,000 already issued and payable from property taxes. The MUD tax repays those bonds, so the gap between approved and issued debt is the figure to read.
More debt is authorized. On May 2, 2026, voters in MUD No. 1 approved $42,766,102 for water, wastewater and drainage, $48,066,403 for roads and $10,766,113 for parks, and voters in MUD No. 4 approved $146,958,574, $118,732,238 and $5,235,000 for the same purposes, replacing earlier authorizations, according to the elections orders and Travis County's results. The new construction guide explains how MUD taxes change the monthly cost.

How much are Easton Park HOA fees?
The Easton Park master association fee is $75 a month, according to the developer's FAQ, which says Cohere manages the main association, including assessments, billing and lifestyle events. Some sections add to it: homes with shared driveways pay $5 more, Union Park East and West pay $115 a month in total, and Nelson Village pays $199 in total. The FAQ says the Community Life Team plans events and that the association sets community standards and maintains common areas and amenities.
The builders' own pages do not all agree. David Weekley Homes' Nelson Village page lists $195 a month, plus a $262 working capital fee, a $250 transfer fee and a community enhancement fee of 0.25% of the purchase price. Ask for the resale certificate and the current budget; Texas Property Code Chapter 209 gives a buyer the right to both.

Which builders are selling in Easton Park, and from what prices?
The developer's homes page listed eight builders on September 28, 2026, each with its own starting-price wording: Brookfield Residential and David Weekley Homes "Low $300s", Newmark Homes "Mid $400s", Pacesetter, Perry Homes and Taylor Morrison "High $400s", Highland Homes "Low $500s", and Tri Pointe Homes "Coming Soon" in Paley Park. The developer notes that the builders are unaffiliated with Brookfield and that prices may differ on the builders' sites.
They do differ. On the same date, Perry Homes' own page listed its 60-foot homesites "from the $740s", well above the developer's summary, and Brookfield listed urban homes from $297,990. For context, Unlock MLS reported a $489,000 median sale price across Travis County in August 2026, down 6.4% from a year earlier, with 5.1 months of inventory; a county median says nothing about a lot premium or a builder's incentive.
Builders listed by the developer, with its starting-price wording

What schools serve Easton Park?
Easton Park is in Del Valle ISD. The district's own zone map places the Easton Park parcels we checked in Newton Collins Elementary, John P. Ojeda Middle School and Del Valle High School, and the developer's FAQ lists the same three campuses. This guide does not rate schools.
Zones are being redrawn for Fall 2027, and the parcels we checked stayed with the same three campuses under both options the district published. Del Valle ISD also moved the opening of North Del Valle High School, in Whisper Valley, to Fall 2028 because of developer road delays, according to a May 27, 2026 district post. Check a specific address in the district's school finder before relying on any assignment.

What amenities, shops and roads are coming to Easton Park?
The developer's centerpiece is The Union, a 14,000-square-foot amenity center completed in 2019 with a resort-style pool, a fitness center, a yoga lawn, a game room and event space. Skyline Park, at 21 acres the largest green space, has a pavilion, a zip line, a three-story tube slide and the Splash Eddy splash pad, which the developer's page showed as closed for maintenance on September 28, 2026. The trails page promises more than 13.1 miles of continuous trails, 12 feet wide, when finished.
Shops are arriving along William Cannon Drive. The developer's commercial page says an H-E-B is expected to be completed in late 2027 and that a CVS-anchored center, The Grove at Easton Park, is planned.
The road to watch is the East Slaughter Lane extension. The state's accessibility registration lists Phase 1, from Thaxton Road to US 183, with owner Carma Easton LLC, an estimated cost of $39,525,300 and a completion date of October 1, 2026. Drive it before assuming it is open. West of Thaxton Road, East Slaughter Lane already runs through Goodnight Ranch, where CapMetro's Rapid Route 800 ends at a park-and-ride that opened with full service on June 7, 2026.

Is Easton Park in a flood zone?
Flood risk in Easton Park is set lot by lot, not by the community name. The City of Austin's creek map shows Cottonmouth Creek, North Fork and South Fork Dry Creek, Marble Creek and Onion Creek within 800 meters of the Easton Park parcels we checked, and Onion Creek is the largest of them. Open the lot in the City's ATXFloodPro tool and the FEMA Flood Map Service Center before you sign.
The flood map, not the subdivision plat, is what a lender and an insurer read. Our Austin flood map post shows what each zone means, and /research lists the public records to check for a specific address.

What should you do before the first Easton Park model-home visit?
Sign a written buyer agreement with your own agent before registering at any Easton Park sales office. Texas has required the agreement before a showing since January 1, 2026, and many builders recognize an agent only if named at first contact, so the order matters. Then ask the builder for three documents before choosing a floor plan: the Pilot Knob MUD notice for the lot, the association's budget and resale certificate, and the builder's own contract, which is usually not the TREC form.
Pull the lot on the Travis Central Appraisal District site to confirm its MUD and taxing units, check it in ATXFloodPro, and drive William Cannon, McKinney Falls Parkway and SH 71 toward the airport at the hours you would. Compare the builder's lender incentive against an outside quote at Freddie Mac's 7.03% average for the week of September 24, 2026.
If you want the numbers run for a specific lot and builder, bring the address and the builder's sheet to David. He can pull the parcel's MUD, the district notice and a payment scenario before you register.

Common questions
Is Easton Park part of the City of Austin?
Easton Park is inside the City of Austin's limited-purpose limits, which cover planning and zoning but carry no City of Austin property tax. The City's jurisdictions map and Pilot Knob MUD No. 3's notice to purchaser both say so, even though the developer's FAQ describes the community as in Austin's ETJ. The strategic partnership agreement for MUD No. 3 lets the City convert the land to full-purpose annexation on or after December 31, 2037, at its discretion; another clause in the same copy says no sooner than December 31, 2047.
What is the tax rate in Easton Park?
The combined 2025 rate in Easton Park is $2.571968 per $100 of taxable value for a lot in Pilot Knob MUD No. 2, $2.621368 in MUD No. 3 and $2.696168 in MUD Nos. 1, 4 and 5, computed from the Travis County Tax Office's adopted rates. Each rate covers Travis County, Central Health, Austin Community College, Del Valle ISD, two emergency services districts and the MUD. A homestead exemption reduces the county, health, college and school portions.
What are the HOA fees in Easton Park?
The developer's FAQ lists a $75 monthly master fee, managed by Cohere, plus $5 a month for homes with shared driveways. Union Park East and West pay $115 a month in total and Nelson Village $199; David Weekley's Nelson Village page lists $195 plus a $262 working capital fee and a $250 transfer fee. Figures are as published on September 28, 2026.
What is a Pilot Knob MUD?
The Pilot Knob Municipal Utility Districts, Nos. 1 through 5, are special districts created by the Texas Legislature that issue bonds for the water, wastewater, drainage, road and park systems in Easton Park and repay them with their own property tax. Their 2025 rates ran from $0.8258 to $0.95 per $100. Texas Water Code §49.452 requires the seller to give you the district's notice, with its rate and bonded debt, before you sign.
What school district is Easton Park in?
Easton Park is in Del Valle ISD. The district's zone map assigns the parcels we checked to Newton Collins Elementary, John P. Ojeda Middle School and Del Valle High School, and those assignments hold under both rezoning options for Fall 2027. Check a specific address in the district's school finder.
Who builds homes in Easton Park?
The developer listed eight builders on September 28, 2026: Brookfield Residential, David Weekley Homes, Highland Homes, Newmark Homes, Pacesetter Homes, Perry Homes, Taylor Morrison and Tri Pointe Homes. Its starting-price wording ran from "Low $300s" to "Low $500s", with Tri Pointe listed as coming soon. Builders' own pages can show different prices.
Who provides electricity and water in Easton Park?
Bluebonnet Electric Cooperative provides electricity, as the MUD No. 3 consent agreement and Taylor Morrison's February 2026 sheet both state, not Austin Energy. The consent agreement makes the City of Austin the sole retail water and wastewater provider. Taylor Morrison's sheet lists Austin Water Utility for sewer and an Austin Energy number for water and trash.
Is there an H-E-B in Easton Park?
Not yet. The developer's commercial page says an H-E-B at Easton Park is expected to be completed in late 2027, and it lists a CVS-anchored center, The Grove at Easton Park, among the planned retail.
